How to Prepare Your House for Sale While Living in It

Keeping a house ready for viewings can feel like another job, particularly if family life is carrying on around it. The answer is not to pretend nobody lives there. It is to make the space easy to see and the last-minute reset manageable.

Start with space, not new accessories

Clear blocked walkways and surfaces needed for daily use. Sort belongings you will not take to the next home rather than hiding them in cupboards. You do not need to remove all personality, but large collections and extra furniture can distract from the layout. Discuss presentation priorities with your estate agent rather than assuming every room needs redecorating.

Use a viewing basket for everyday things

One of my original tips was a sweep basket for paperwork, homework, pet toys and other surface items. Before a viewing, gather the everyday things and put the basket somewhere appropriate. Afterwards, return them to their homes. Do not use it for valuables or important documents that could get lost, and do not let it become permanent mixed storage.

Clean where it makes the space easier to inspect

• Kitchen worktops, sink and visible appliance surfaces.
• Bathrooms, fresh towels and mirrors.
• Floors, skirting boards and windows.
• Light fittings and switches where safe to clean.

If needed, arrange appropriate cleaning help. Air rooms where practical and avoid strong fragrances used to cover problems. A clean, comfortable home need not be filled with newly bought cushions or accessories.

Let storage show its function

Buyers may want to understand wardrobes, cupboards or a garage. Keep categories recognisable and leave enough room to use the storage. Do not cram everything from the worktops into a cupboard and call it finished. There is no need for an arbitrary half-full rule; the storage should simply be usable.

Check small repairs and the entrance

• Note dripping taps, loose handles and doors that do not work properly.
• Use qualified help for work that needs it.
• Keep the approach and front door tidy and accessible.
• Make the house number easy to see.
• Check lighting works and curtains or blinds allow useful natural light.

Prepare for the move, not only the viewing

Every decision you make about belongings now can help the later move. Keep retained items in categories rather than mixing them into boxes just to clear a surface.
